Commercial Lending

Commercial lending products with terms from 3 months to 3 years include:

  • Flexible Bridging – Up to 60% LTV with terms from 3 months to 24 months with no early repayment charges. Interest can be deducted from the day 1 loan amount, serviced or deferred to the repayment date,
  • Year Term Lending – Up to 60% LTV with with early repayment charges. Interest must be serviced with monthly payments.

  • Acquisitions – Acquire the property quickly and competitively and then refinance to a term loan.
  • Refinancing – Unable or unwilling to renew with your existing lender? A flexible bridge allows you a window to refinance with another lender or market the property for sale.
  • Vacant/Short Income – Acquisitions with significant asset management potential are perfect for a bridge or 3 year term loan. Complete your business plan and then exit via a sale or refinance.
  • Planning gain – Use a flexible bridge to acquire the property, secure a valuable change of use or enhancement of an existing consent.
  • Portfolio deals – Use a flexible bridge to acquire a portfolio – sell down non-core properties to repay the bridge.
  • Management buy-outs – Secure buyout finance on the company’s assets – sell down non-core properties to repay the bridge.
